THE OPPORTUNITY
Vest Residential is seeking a dynamic, results-driven Vice President of Property Management to join our executive leadership team. This is a senior role with direct impact on the strategic direction, operational performance, and financial outcomes of our growing residential portfolio. Reporting to the President of Property Management, the VP will lead a high-performing division of Regional Managers, Community Managers, and Maintenance personnel — serving as the organization's primary voice for portfolio excellence, owner relationships, and divisional culture.
KEY RESPONSIBILITIES
Strategic Leadership & Organizational Direction
- Set the strategic direction for the Property Management Division, aligned with organizational mission and long-range growth plans.
- Develop and continuously refine the division's operating model, policies, and performance standards.
- Partner with the President of Property Management and executive leadership to contribute to enterprise-wide strategic planning and Annual Operating Plans.
- Lead organizational change initiatives and position the division for scalable portfolio growth.
Operational Excellence
- Provide executive oversight of all property management operations — including leasing, resident relations, occupancy, vendor management, rent collection, and maintenance.
- Establish and monitor KPIs across the portfolio: occupancy, NOI, resident satisfaction, and compliance metrics.
- Drive continuous improvement in operating efficiency and resident experience.
Financial Oversight & Performance
- Own divisional financial performance — including operating budgets, financial forecasts, and variance analysis.
- Deliver regular financial reporting to executive leadership, including monthly operating reports covering portfolio status and operational trends.
- Partner with the President to identify and implement cost efficiency and revenue optimization strategies.
Regulatory Compliance & Risk Management
- Ensure full compliance with Fair Housing laws and all applicable local, state, and federal property management regulations.
- Proactively identify and mitigate operational, financial, and reputational risk across the portfolio.
People Leadership & Talent Development
- Recruit, develop, and retain a high-performing team across Regional Managers, Community Managers, and Maintenance personnel.
- Establish a culture of accountability, excellence, and mission alignment throughout the division.
- Design and implement comprehensive training programs in partnership with the Training & Development function.
- Conduct regular performance evaluations and build succession depth within the leadership pipeline.
Portfolio Growth & Business Development
- Lead preparation of new property budgets, proformas, and management pitches.
- Present market trends, competitive analysis, and strategic recommendations to owners and investors.
- Represent Vest Residential at industry functions and actively develop relationships with prospective clients and partners.
Community & Stakeholder Engagement
- Serve as a senior external-facing representative of Vest Residential with owners, investors, residents, and industry partners.
- Represent the organization's values and culture in all external engagements.
WHAT YOU BRING
Education & Experience
- Bachelor's degree in Real Estate, Finance, Business Administration, or related field; advanced degree preferred.
- Minimum 10 years of progressive property management experience with demonstrated portfolio performance results.
- Minimum 5 years in an executive or senior management role leading multi-site teams.
- Direct experience managing diverse residential or mixed-use portfolios across multiple markets or regions.
Leadership & Strategic Competencies
- Proven executive-level leadership with the ability to inspire teams, drive accountability, and deliver results.
- Strong strategic planning and analytical skills with a track record of translating organizational goals into operational outcomes.
- Exceptional communication and presentation skills — credible and effective with board members, investors, and residents alike.
- Sound financial acumen, including fluency in budget management, financial statements, and variance analysis.
- Demonstrated ability to manage complexity, resolve conflict, and make sound, data-driven decisions under pressure.
Technical Proficiency
- Advanced proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
- Proficiency in property management platforms; RealPage preferred, with working knowledge of Yardi and Entrata.
- Familiarity with PropTech tools and data analytics capabilities supporting portfolio-level decision-making.

WORK ENVIRONMENT
This role includes regular site visits across the managed portfolio. Some evening and weekend availability may be required in support of operational needs and organizational events. Travel is expected across our eastern seaboard portfolio.
