Job Title: Director of Property Management

Location: Royal Oak, MI

The Director of Property Management will oversee the strategic management and operational performance of a large-scale commercial real estate portfolio within an established and rapidly growing real estate organization.

This leadership role is responsible for driving operational excellence across property management functions, enhancing tenant and vendor relationships, overseeing capital projects, and mentoring a high-performing property management team.

Key Responsibilities

Property Management Leadership

  • Oversee day-to-day property management operations across a regional commercial portfolio
  • Lead all tenant and vendor relationship management initiatives with a strong customer-service mindset
  • Conduct regular property inspections and identify operational or capital improvement opportunities
  • Manage maintenance requests, emergency response coordination, and work order execution
  • Oversee bidding, negotiation, and administration of vendor and service contracts
  • Review and approve invoices, project scopes, and capital expenditure initiatives
  • Ensure lease compliance and interpret governing property documents, easements, declarations, and shared cost agreements
  • Assist with onboarding newly acquired properties, including utility transfers, vendor setup, and operational integration
  • Prepare and manage annual operating budgets and financial analyses for assigned assets

Team Leadership & Strategic Operations

  • Directly manage and mentor Property Managers and Associate Property Managers
  • Drive performance through KPIs, operational efficiencies, and best practices
  • Participate in strategic departmental planning and cross-functional initiatives
  • Lead regional meetings and collaborate with executive leadership on portfolio performance
  • Support recruiting, interviewing, onboarding, and development of property management talent
  • Identify opportunities to improve processes, vendor partnerships, and tenant satisfaction

Qualifications

  • 5+ years of commercial property management experience required
  • Leadership or team management experience strongly preferred
  • Bachelor's degree preferred
  • Strong understanding of commercial leases, property operations, and capital project management
  • Highly organized with the ability to manage multiple priorities and deadlines
  • Strategic mindset with strong analytical and problem-solving skills
  • Excellent communication and relationship-building abilities
  • Proficiency in Microsoft Office Suite and property management systems
  • Passion for commercial real estate and collaborative team environments
